Quick Answer
Fall rental numbers give Outer Banks buyers a useful check before 2027 bookings build up. Demand is holding up across the country, nightly rates are climbing and local results still vary a lot by town. That mix rewards careful buyers and it punishes anyone who buys on a countywide average alone.
What do the national rental numbers show this fall?
Short-term rental demand grew 2.1 percent across August and September combined this year. That pace was the fastest since October 2025 once the Labor Day calendar shift was smoothed out. September occupancy averaged 53.6 percent across the country, up 3.7 percentage points from a year earlier. The average daily rate reached $254 in September, up 7.2 percent from the year before. Revenue per available rental rose 15.3 percent to $136 which shows pricing did much of the work. New supply grew just 1.6 percent, the slowest pace since the pandemic began. Higher mortgage rates are holding back new listings and AirDNA expects that drag to last for months. Nights already on the books are ahead of last year for every month from October through March. October is ahead 4.0 percent while March is ahead 14.0 percent though later months are less certain. Coastal resort demand grew just 0.9 percent across August and September which is a softer story. Coastal nightly rates still rose 5.4 percent over those two months so price growth outpaced guest growth.
What do Outer Banks rental numbers look like right now?
GuestFavorites counted 6,687 Outer Banks Airbnb listings in October 2026 with a headline average revenue figure of $101,314 per year. That same October page put typical occupancy at 59 percent with an average daily rate of $473 per night. Those headline figures describe the whole Outer Banks not any one house or street. Town results show why a local check matters more than a regional average. Nags Head showed 1,156 listings, a $551 daily rate, 61 percent occupancy and $123,062 in revenue. Kill Devil Hills showed 1,326 listings, a $372 daily rate, 58 percent occupancy and $79,267 in revenue. A separate AirDNA snapshot for Kill Devil Hills counted 955 active listings across three major platforms. That snapshot put annual revenue near $57,700 with 57 percent occupancy and a $401 daily rate. Different sources count listings in different ways so small gaps between figures are normal here. The useful point stays the same: location, size, and quality move results far more than the county average.
What is the honest bad news for rental buyers?
Dare County paid guest nights fell 10.9 percent in June compared with the prior June. Adjusted occupancy averaged 80.3 percent that month, down 2.4 percentage points from a year earlier. The average daily rate rose 6 percent to about $617 which lifted revenue per available rental by 3.4 percent. July brought another warning with paid guest nights down 3.9 percent from the year before. Higher rates helped revenue but they did not fill every calendar on their own. A home priced too high can sit empty while a cheaper night would have covered its costs. Buyers also face a 30-year fixed mortgage rate of 7.32 percent for the week ending October 22. That rate is down from 7.40 percent the week before, but it sits well above 6.19 percent a year ago. Financing costs now eat into rental income in a way they did not last fall. Hatteras Island buyers face one more practical risk since road access can change after storms. A rental plan that depends on easy access should include a backup plan for disruptions.
What should you check before you buy a rental home here?
Start with comparable homes in the same town, bedroom count and amenity range. Ask for actual booking pace, cleaning costs, maintenance records and cancellation patterns from the seller. Check the town rules for your exact address since Outer Banks towns do not share one permit system. Dare County charges a 6 percent occupancy tax on gross receipts from qualifying short-term lodging. That tax does not apply to a private home rented for fewer than 15 days in a calendar year. It also does not apply to lodging supplied to the same person for 90 or more continuous days. Budget for insurance, utilities, repairs, cleaning, platform fees and wear from sand and salt air. A fall purchase gives you time to set rates, photos and systems before summer bookings peak. It does not give you a free pass on pricing since guests compare total price before they book.

The Bottom Line
Fall numbers support a rental purchase but they do not guarantee one on their own. Buy the right town, the right size and the right price then run it like a business. If the numbers only work at a perfect summer rate walk away and wait for a better fit.
FAQ
Is now a good time to buy an Outer Banks rental home?
Fall gives buyers time to prepare before summer, and forward bookings look encouraging so far. The deal still has to work at realistic rates not just peak-week prices.
Why do Outer Banks rental results vary so much by town?
Guests pay for location, beach access, home size and amenities, and towns set their own rules. A Nags Head oceanfront home and an inland cottage serve very different trips.
What costs do new rental owners often miss?
Insurance, cleaning, platform fees, repairs, utilities and salt-air wear add up fast. A reserve fund for storm season helps owners avoid leaning on peak-season cash alone.
Should I trust a countywide average when I judge a rental?
No, use nearby homes with the same bedrooms and amenities as your guide. Countywide averages can hide the gaps that decide whether a home earns or struggles.
